We paint residential and commercial, and we do Interior painting only. We paint ceilings, walls, floors, doors, windows, baseboards, trim, wainscoting, fireplaces, staircases, bookshelves, and kitchen cabinets. We can paint any height ceilings, and for fireplaces we offer solid or faux finishes. We also paint furniture. If it needs paint and it's inside, we will paint it. [except garage and basement floors]
Yes, we have all the staging, ladders, and experience to do any Interior job regardless of the height. We love a challenge.
If it's oil, we will prime it first, and then there's no issues. We can paint latex over top of it. If your home is older than 1976 and you're concerned about lead paint because you plan to rent or sell, as long as you paint the entire interior of your home over with new latex paint, you will be 'lead paint compliant' and ok to rent or sell.
No, we don't. Epoxy coating garage floors is a specialty service which requires specialized equipment. It's not a service we offer, but we can refer you to someone who will do a great job.
We do paint basements, finished and unfinished, but each job is different and is evaluated when we see it. Finished basements are a regular paint job, but we prime with a mildew resistant primer first. With unfinished basements, we can roll or spray cement and field stone. We recommend using an epoxy coating company for the floors, especially if there's water issues. Call us up and have us come over and give you an evaluation.
Yes, we do both. Call us for a free in home evaluation.
Yes, 60% of the houses we paint are occupied and filled with furniture. We treat every home like it's our own. We're extremely careful with your belongings. We ask that you remove all the small items and wall art. We will move all the furniture into the center of the room and cover it with plastic. Then we put heavy duty drop cloths down to protect the floors. We take before pictures so we remember how to put the room back the way we found it. We even rehang your artwork too.
We only give estimates on a job if you have signed the P&S, because technically it's not yours until closing. After you sign the P&S typically there is 4 to 6 weeks before closing. This is the perfect time to get it painted. Empty houses are less expensive to paint, than houses filled with boxes with movers coming and going. Paint before you move in!
In an ideal world, painting should be the last thing done, after all the construction is finished, [that means everyone]. However, due to scheduling of contractors and movers, we do it both ways and it won't matter either way. Here's the thing: when they put down new floors, often they replace the baseboards which rest on top the floor. In this scenario, there will be old caulking and a rough edge, and tool marks from the removal, which require wall repair. If we paint before the floors, you'll have to have us come back and paint the baseboards, and that's not ideal. Why? Even though the new baseboards are going to be a bit higher with the new floor covering the old baseboard line, the new ones will have to be caulked to the walls, then painted without getting anything on the walls, then the walls have to be touched up. Depending on the color and sheen, this is not always ideal. When you just sand and refinish the floors and don't remove the baseboards, then it's no big deal at all. Either way, we work around the situation, and we pride ourselves on not getting paint on the floors.
Yes, we have years of experience doing historical restoration involving plaster repair and also lots of experience with new sheetrock installation and repair as well.
No. Rainmaker Painting does not sub out jobs to other painting companies. Although we do sub out some tasks to contractors who have we work closely with us on many jobs, for things like epoxy floors, ceiling plastering, carpentry, and wallpaper installation.
Yes, we paint kitchen cabinets. We roll them with micro fiber mini rollers or spray them, depending on the situation. With new knobs, your kitchen will look brand new. It's all in the prep work and the paint we use. We use 'Advance' by Benjamin Moore or 'Emerald with Urethane' by Sherman Williams. Both are excellent and have 'self leveling technology', for a smoother finish. We have several primers we use depending on the cabinets and the condition. Painting cabinets takes time and requires a lot of prep work. It's not inexpensive, but it's a lot less expensive than installing new ones, not to mention a 6 to 8 week delivery. The typical kitchen cabinet paint job costs 6.5k to 8.5k and takes 7 to 10 days. Quality is long remembered after price is soon forgotten. We have to see the job to give an accurate price. Every kitchen is different. Side note: A lot of people replace the knobs. If you're going to replace them, we recommend you pick them out and order them in advance, so it doesn't slow down the paint job. Also, be sure to match the holes up to the old holes. Patching old screw holes with Bondo wood filler is a lot more expensive. We can definitely do it, but it's not ideal. If you are wanting new hinges, the same thing applies. They need to be ordered in advance and if they're older cabinets, you may not be able to get the same hinges, and newer hinges, wont fit in the old holes. Not advisable. Our advice is stick with the hinges you have unless the replacements are an exact fit. We're also very good at getting the doors to close properly. Sometimes the hinges just need adjustments.
No. We need to meet the owner or decision maker and do a walk through where we discuss the job and go over everything. Why? Because of scammers who pretend they own houses and try western union scams. Also, it leaves room for misunderstandings about what is to get done. It's also important for you to see the condition of the property [with us] at the time of the estimate, so we're all on the same page. If you can't be there, a property manager or relative needs to meet with us at least. We will do our best to accommodate you.
We can do just about anything with our combined experience, but 10 years ago we decided to specialize in interior painting. We can fix things and do some basic carpentry no problem. If it's something complex or something that takes olus off task, we will refer you to a carpenter we recommend.
Yes, we ask clients to tell us if there are any towel bars, paper holders, or curtain rods that need to come down or get moved at the time of the estimate. If you tell us you want to remove anything attached to the walls after we start painting, we'll have to charge you extra for time and materials. Moving or removing these items may seem simple but they require sheetrock and plaster repair, which takes prep work and drying time. It can add 2 extra days on a job that was almost finished. We don't like add ons and neither do you, so please plan ahead.
We like ZELLE because it's digital and it's instant. Most all banks have it, and it's easy to set up, and easy to use.
We also take personal [in state checks]. If it is an out of state check or your mailing it from out of state we may ask you to mail it early, as out of statechecks and mail can take 5 to 10 days sometimes. Rainmaker Painting expects to be paid the day the job is finished. We do not offer 30 day billing and returned checks will include a $45. returned check fee. This is pretty standard. We do not accept Cash app, Venmo or Western Union. These policies are due to past issues with other payment methods. On jobs under 10k we do 50% deposit to start and 50% when the day the job is completed. On jobs over 10k, we get paid in 3rds. All checks should be made out to: Rainmaker Painting, and of course we accept cash.
